After refining the designs and cost estimates for your approval, the actual work can begin and products/materials can be purchased.
I will gather estimates for the implementation phase of the project. This may be a comprehensive package for the implementation of the design and may include the construction drawings, plus all required specifications as well as noting any special requirements for the project. A request for estimate is typically submitted to multiple vendors as a check and balance to confirm market value for the services required.
I can provide the research, procurement, tracking, delivery and installation of all products and furnishing required to complete the project which fall outside the scope of the General Contractors' role. This typically includes all furniture, window treatments, accessories, artwork and lighting; and often includes the finish materials. Who is procuring which materials will be more clearly defined in the scope of work report and/or the bidding documentation.
At this stage, it is essential to review the preliminary budget and schedule to confirm expectations are on target. It is important to confirm these items and allow for modifications if required prior to construction.
I can be an essential single point of accountability for the project by acting as an intermediary consultant between the Client and the Contractor. This is standard process in the commercial world, but is often over looked in residential projects. This service is invaluable to the ultimate success of the project. These services are a consultancy bases and I cannot be held liable for the lack of contractual work completed by others. It does, however, offer the Client the peace of mind that all aspects of the project are being managed by a single source.
