Once the overall design concept is approved, the actual designing can begin and specifications can be made along with their respective cost estimates.
This is the presentation of the overall design 'philosophy' for the space. It is not a literal representation of the project nor is it a detailed presentation. The design concept can vary in format, ranging from a color board, to material samples, to a piece of artwork or a sketch.
This is the third phase of the design process, during which the details for the design are matured. Floor plans, material and finish schemes, the lighting plan & specifications, soft furnishing design and details, and the furniture space plans may all be included in this phase. Active Client involvement at this time helps assure the overall design is in line with their expectations and often reduces the time required for this phase.
This package is developed for the actual implementation phase of the project. The package may included detailed CADD plans, elevations, construction details and finishes specifications; all items required to implement the design as proposed. At this phase in the process, it may be required to obtain the services of other specialists depending on the project, such as a structural engineer or surveyor.
At this stage, it is essential to review the preliminary budget and schedule to confirm expectations are on target. It is important to confirm these items and allow for modifications if required prior to construction.
